SPC vs Engineered Timber: Choosing the Right Flooring for Your Project

A detailed comparison of SPC rigid core flooring and engineered timber, covering cost, durability, installation, and suitability for Australian residential and commercial projects.

SPC vs Engineered Timber: Choosing the Right Flooring for Your Project

Choosing the right flooring is one of the most consequential finish-material decisions in any project. For Australian builders and developers, the choice increasingly comes down to two options: SPC rigid core flooring and engineered timber. Both have their strengths, and the right choice depends on your project type, budget, and client expectations.

SPC Rigid Core Flooring

SPC (Stone Plastic Composite) flooring has become the dominant choice for multi-residential and commercial projects in Australia. Here is why:

Advantages

  • Waterproof: Core is 100% waterproof — ideal for bathrooms, kitchens, and basements
  • Extremely durable: AC4-AC5 wear rating suitable for heavy commercial traffic
  • Stable: Does not expand or contract with temperature or humidity changes
  • Easy installation: Click-lock system, can be installed over most existing floors
  • Low maintenance: No sanding, sealing, or special cleaning required
  • Cost-effective: Typically $18-28/m² landed vs $65-85/m² retail

Limitations

  • Less "premium feel" than timber — clients sometimes perceive it as lower quality
  • Cold underfoot compared to timber
  • Limited repairability — damaged planks must be replaced, not refinished
  • Sound transmission can be higher without proper underlay

Engineered Timber

Engineered timber combines a real hardwood veneer with a plywood or HDF core, offering the aesthetic of solid timber at a lower price point.

Advantages

  • Authentic timber appearance: Real wood surface that can be sanded and refinished
  • Warmth: Natural thermal properties, comfortable underfoot
  • Repairable: Can be sanded and refinished 1-2 times over its lifetime
  • Higher resale value: Premium perception increases property value
  • Versatile: Wide range of species, grades, and finishes

Limitations

  • Moisture sensitive: Not suitable for wet areas without special treatment
  • Higher cost: Typically $55-95/m² landed vs $140-220/m² retail
  • Installation complexity: Requires skilled installation, acclimatization period
  • Maintenance: Requires ongoing care — cleaning products, moisture control

Our Recommendation

For most Australian multi-residential and commercial projects, we recommend SPC for common areas and wet zones (bathrooms, laundries, kitchens) and engineered timber for living areas and bedrooms where the premium feel justifies the additional cost. This hybrid approach typically delivers the best balance of cost, durability, and client satisfaction.
